在日本购买房产,简单明了的流程。

 

1 整理出自己的住宅条件

例如地域,公寓还是一户建,空间大小,入住时间,资金预算

2 寻找房源

3 寻找中介公司

利用专业的中介公司,有专业人员根据您的需求祝您在海外买房一臂之力。

只要是没有签合同,是不需要给中介公司交任何费用。

4 参观房源

通过中介公司,提前预约看好的房源,只要是空房是可以进入内部参观

5 资金规划

选择购买房产的同时,做好详细资金规划。因为除了房贷之外,

还需要每年的固定资产税,火灾保险费,要是购买公寓的话,还需要每个月提交

物业管理费,修缮基金。除去这些固定支出之外,在购买房产之前,还需要支付初期费用,

包括不动产取得税,中介费,办理房本时司法书士费等。

所有的费用加在一起大概是房子价格的6~8%。

6 购房申请

购买意向书上会注明首付金额,到账日期,尾款支付日期等,并将其提交给中介,然后转交给卖家。

7 首付支付

签约前缴纳手付金,一般为房子价格的5%。

8购房签约

在签合同前,宅建士会对重要事项说明书,进行详细的说明,之后通过中介公司,买卖双方确认合同的

所有细节事项,无异议后签约,房屋购定成功。

9尾款支付

契约书上会规定尾款到账的金额,日期,一般在签约后的一个月之内需要按照合同履行义务。

10 房本过户

房本,合同书会交到客户手上,拿到房本后购房成功。

产权过户一般会在签约后3周到2个月内完成,在财产交付的期间,司法书士也会跟进整个过程,

帮助双方顺利完成房本交接。

5 Fund planning

The house book and contract will be handed over to the customer. After getting the house book, the house purchase will be successful.

The transfer of property rights is usually completed within 3 weeks to 2 months after the signing of the contract. During the delivery of the property, the judicial scrivener will also follow up the entire process.
